The die-hards (Squaw, Sugar Bowl, Alpine, Heavenly and Mount Rose) will remain open into May. But it’s definitely winding down, so get up here soon!!

Guess what? On April 11, 2011, Fannie Mae announced new buyer incentives in connection with the sale of Fannie Mae-owned properties. (HomePath properties).
What that means to you is that a buyer of a HomePath property that is to be used as the buyer’s primary residence can receive up to 3.5% of the final sales price to be used toward closing costs. Looks like a great time to buy!
The HomePath property buyer must meet the following qualifications to be eligible:
1. Buyers agents must request the incentive upon submission of initial offer in order to be eligible
2. The initial offer must be submitted on or after April 11, 2011 and CLOSE by June 30, 2011. If an initial offer was made prior to the effective date, the offer is not eligible for incentive.
3. The sale must close on or before June 30, 2011. No exceptions will be made to this deadline.
4. Only buyers purchasing a HomePath property as their primary residence may receive up to 3.5% in closing cost assistance. Second homes and investment properties are excluded from the incentive.
5. Buyers must sign the Owner Occupant Certification Rider to the Real Estate Purchase Addendum.
6. If a buyer’s total closing costs are under 3.5% the difference will not be available as a credit to the buyer.
Fannie Mae can give no assurance of the time required to close, but initial offers submitted after May 15, 2011 are particularly questionable for closing by the incentive deadline of June 30, 2011.

Selling a house can be a very hectic time with so many things to be done. The single most-important thing to do to prepare your home for sale is to de-clutter. I cannot emphasize it enough. Get a head start on moving by packing up boxes in the very beginning of things you don’t need right now such as books, toys, seasonal clothes and personal belongings like photos. Clean out your closets and pack up old clothes and shoes that will never get worn again and donate them to charity. Think of how nice it will be when you don’t have to do this when it is time to move. When potential buyers walk through your door they will be in awe at the beautiful house and not the clutter. They will be able to visualize themselves living there with their own furniture and their own belongings instead of seeing your photos and memories everywhere. By doing this you have just increased the chances of your home selling quickly and for the price you want.

On April 6, 2011, a meeting was held on the latest news on the Southeast Connector road that is to run through the middle of Rosewood Lakes Golf Course.
Nine holes of the 18 hole golf course are in questions as what to do. Mayor Bob Cashell said he favors replacing nine of the 18 holes on the north side of Pembroke Drive where the city owns 111 acres. An overpass or underpass would have to be built to get golfers across the busy road.
Councilwoman Jessica Sferraza, who represents the southeast area in Ward 3, also favors the 18-hole option, which is supported by many residents.
The council is scheduled to make a decision on the golf course’s future in early May. The RTC intends to turn in permits later that month for disturbing and replacing welands at Rosewood to the U.S. Army Corps of Engineers.
Nearby neighborhoods are fighting the roadway and believe the RTC could be years away from getting permits because of serious flooding issues along Steamboat Creek.

For the past ten years, Washoe County’s Department of Water Resources (DWR) has worked on developing a plan to address groundwater management and domestic well mitigation issues for properties in Southwest Reno. Residents of the Galena, Callahan Ranch, Mt. Rose fan areas from Arrow Creek on the North to St. James on the South have raised concerns regarding the impact of municipal pumping and domestic well failures. Several meetings have been and plan to be held regarding payment options to the homeowners who have been affected by the county’s municipal pumping. One of two residential workshops was held on April 5 and the second will take place on Tuesday, May 3, at 5:30at the Washoe County Department of Water Resources at 4930 Energy Way. Some homebuyers are reluctant to invest in a “distressed property” especially if the home has fallen into disrepair. But a key government program, the 203 (k) loan, has the potential to make foreclosed properties much more attractive to potential buyers.
The 203 (k) is a HUD/FHA guaranteed loan that provides funds to help buyers both purchase and renovate a home. These loans may be particularly attractive to buyers looking to purchase homes in areas hit hard by the foreclosure crisis. A 203 (k) loan requires a 3.5 percent down payment and follows standard FHA guidelines and loan limits, which, which range from $271,000 to $729,750 for 15 or 30 year mortgages.

Two new boutique style movie theaters have just opened in the Village at Northstar, offering resort guests and members of the community yet another opportunity to relax and rejuvenate with friends and family when they visit the resort. The Village Cinemas are operated by veteran theater owners Bloomhuff Theatres, Inc. and are the only movie theaters in the vicinity of Truckee, Calif.
Located on Copper Lane near the entrance to the Village at Northstar across from TC’s Pub, The Village Cinemas feature two screens, with one containing 96 elevated stadium seats, and the second containing 45 elevated stadium seats. To put the 2011 season in perspective, as of March 28th, we recorded 567 inches of snow (47.3 feet), which ranks it as the 16th snowiest winter of record, just behind 1936, but ahead of 1911. In case you’re wondering, the top five snowiest winters at Norden are (in order) 1938, 1952, 1880, 1890 and 1895. With the month of April still to go, it’s likely this year will advance in the top 20 rankings in the weeks ahead.
The deep snowpack at lake level this March is the greatest since the winter of 1995, which ranks 12th on the all time snowfall list at Norden. However, 1995 ranks second on the all-time wettest winter list, a year that pulled in 9 feet of precipitation. That winter’s snowmelt bumped up Tahoe more than 5.5 feet in one season, the second greatest rise on record.
