SOUTH TAHOE WOODEN BOAT CLASSIC RETURNS TO TAHOE KEYS

THUNDERBIRDwbThe South Tahoe Wooden Boat Classic (STWBC), a vintage boat show for charity, will be held on July 30th & 31st at the Tahoe Keys Marina & Yacht Club.

This premier judged boat show features 65 rare and beautiful antique and classic wooden boats. Thunderbird, Lake Tahoe’s most famous boat, will be showcased “Celebrating her 70th Birthday”. The 55-foot antique mahogany and stainless steel cruiser, now protected by Foundation 36, will celebrate her 70 years on the Lake throughout the summer but this will be the only place that the public will be able to see her up close outside her boat house, and learn about her history on the Lake.

WoodensmlWe are pleased that the show supports these deserving South Lake Tahoe community charities City of South Lake Tahoe Fire Department, Boys and Girls Club of Lake Tahoe, Kiwanis Club of Lake Tahoe, Thunderbird Lodge Preservation Society.

Antique boats from the early 1900’s to the 1960’s are featured. There will be five 1960’s drag boats, including Golden Komotion, a fantastic drag boat which dominated the blown gas class.

Short Sales And Bank Owned Sales Almost Equal In First Quarter

The number of short sales closed in the Reno-Sparks area was just nine short of equaling the number of bank owned listings sold in the first quarter of 2010. According to data from the Northern Nevada Regional MLS, there were 449 short sales closed in the first quarter of 2010.  There were 458 bank owned listings sold, 345 fair market sales and 141 categorized as “other” (typically Freddie Mac owned or HUD owned properties).  If you combine the bank owned, short sales, and other categories you get a good picture of the distress market sales in our area, which during the first quarter of 2010 made up 75.2% of the market. 

Buyers looking for a home in today’s market are forced to consider short sales as they account for 57.9% of the active listings.  What is not surprising is the number of buyers waiting for short sale approval.  There are currently 1,591 pending sales that are classified as short sales in the Reno-Sparks area, while only 764 are other sale types.  So, in the pending category the number of short sales is 67.5% of pending sales.

Short sales still remain a long and sometimes frustrating process for both buyers and sellers.  Many loan servicers are overwhelmed by the volume of offers they are processing which leads to long wait times for approvals or even for a response.  Be sure that your agent is knowledgeable about the short sale process.

FREE Housing Counseling Event For Area Homeowners – May 8th

REALTORS Care Nevada will be hosting a Housing Counseling Event for homeowners in the Reno-Sparks and surrounding areas on Saturday, May 8th from 10 a.m. to 4 p.m.  The event will be held at the Reno Sparks Association of REALTORS which is located at 5650 Riggins Court, Reno.  Homeowners will have the opportunity to hear from a panel of local counselors, an attorney and a CPA. After the panel discussion they will have the opportunity to meet one-on-one with these HUD-approved housing counselors.   6. Estimates of monthly expenditures (medical, utitilies, insurance etc.)

Proper Ball Position – A Golf Tip From A Golf Pro

3golfballsProper ball position is critical to well struck golf shots. For full shots I have a very basic system. I call it the 3-ball method. 

Start with three balls place the first in the middle of your stance, then the second ball one ball over and the third one more ball over to the left. The rule of thumb is that the ball in the middle in your stance should be the proper position for your lower irons, say 7 thru the wedges, the second ball for your mid irons, the third position, just inside your left heal works great for the woods.   

 You want to catch the ball before the clubhead reaches it’s lowest point by setting the ball just before where the club makes contact with the ground. This will ensure solid contact and you’ll avoid hitting “fat” or thin shots.

Facing Foreclosure – Knowing The Process Can Help

Many homeowners in the Reno-Sparks area are facing issues with mortgage delinquency and possibly foreclosure.  This can be a very stressful time and knowing the process and where to go for help can be very beneficial.  As a member of the Nevada Association of REALTORS Foreclosure Prevention Task Force, I have come across a very valuable tool for homeowners – “Nevada Foreclosure Information Workbook”.  This booklet was compiled by the Nevda Statewide Foreclosure Prevention Taskforce.  You can download this booklet from Nevada Department of Business and Industry’s website.  Here is a link http://foreclosurehelp.nv.gov/Brochures/ForeclosureWorkbook.pdf

The booklet covers topics like – Understanding Delinquency, Understanding Your Financial Situation, Know Your Mortgage, Know Your Options, Beware of Scams, Tools for the Homeowner, and Document Checklist for Dealing With Your Lender.  There are also definitions for many of the terms you may need to know.  There is also a list of resources. 

If you are facing issues with delinquency the best thing you can do is take a pro-active approach and educate yourself on the process.  This will enable you to have more successful results when dealing with your lender.
