The Placer County Sheriff’s Office and Placer County Parking Enforcement issued a reminder that regardless of whether there is snow on the ground or not ( and, “Yes, Virginia….” it will snow eventually), it is illegal to park on any roadway from November 1st to May 1st.

This includes roadway shoulders, cul-de-sacs, etc. Your vehicle may be cited and/or towed if you are found in violation of this code. The only exception to this code is if signage indicates parking is allowed.

So make sure where you park is legal; otherwise you might end up looking at a parking ticket on your windshield — and no one wants that!

Now that the busy summer buying season is here in the Lake Tahoe/Truckee area as well as in Plumas & Sierra Counties, there is a huge amount of activity for well priced homes and by huge amount, I mean fiercely competitive, with buyers grabbing for bank owned properties with increased knowledge, ready to strike. Buyers need to know that activity levels are strong and that they are not the only ones looking for the best deals out there.

Ideas To Get Your Offer Accepted

1) Price: Anticipate multiple offers and come in strong. Make sure your Realtor® analyzes all comparable properties and advises you on the value range for the subject property. If a given property has a value range of $600K-$650K and it is listed for $580K, do not be afraid to come in over asking price and strong within the value range.

2) Close Of Escrow Period: With bank owned assets, the bank wants to close escrow quickly. For cash buyers, reduce the close of escrow date to the fewest days possible for inspections and to close escrow. If you can make this happen in 10 days, then do it. Your offer will be much stronger than another similar offer with a 30 day escrow. But don’t despair if you are getting a loan; make the offer as strong as possible.

3) Costs: If you want your offer to be strong, then minimize the seller’s costs. Each time you ask to split a cost with the seller or ask the seller to pay for an item, you are flagging your offer as not that strong/desirable.

Stage 2 of the Amgen Tour of California spans a little more than 133 miles and will be one of the longest rides of the tour, offering plenty of viewing opportunities for spectators, especially on the eastern side of Donner Summit.

Starting at Squaw Valley USA on Monday, May 16th, at 10:30 am, the riders will head north along Hwy. 89 and pass thru Truckee as they make a hard left at Donner Pass Road toward Donner Lake and the stage’s steep climb up Donner Summit’s roughly 7,100’ peak. Afterwards, riders will make a high-speed descent into Nevada City, through Grass Valley, for a quick sprint to the stage’s Sacramento finish line.

The historic Truckee Mousehole tunnel as well as Highway 89 are great photo opportunities for fans to capture the cyclists – and to see who will be King of the Mousehole, a sprint contest sponsored by Truckee Donner Chamber of Commerce and Town of Truckee. Other great locations would be along Donner Pass Road as they pass through town, Donner Lake, with the lake’s pristine waters in the background, or Rainbow Bridge near Donner Summit.

Suggest you arrive early, as parking and traffic along the roadways are likely to be congested.

Downtown Truckee and Amtrak will host the event commemorating the 142nd anniversary of the first transcontinental railroad’s completion.

Since very early on, railroads have played a major part in the development of Truckee. America’s first transcontinental railroad – completed on May 10, 1869, established an important train yard in Downtown Truckee. Logging railroads connected this vital artery with the nearby lumber mills and forests to provide much needed lumber to a growing country. As tourism grew, a tourist railroad linked Truckee to the shore of Lake Tahoe, connecting the country to one of our most beautiful resources.

Come on out and join the fun!

Or maybe you are thinking of downsizing since the kids are gone? Whatever your reason to sell, you may want to consider putting your home on the market sooner rather than later. Summer is our area‘s traditional selling season, and when we see the most inventory of active listings. That’s great – for buyers. If you wait, you might not stand out in the crowd and could end up selling your home for less.

Right now, interest rates are still good and the worry is that they will be rising. Inventory is tight and buyers are frustrated by the lack of choices. There is a surprising lack of move-in ready homes in many neighborhoods. Now is the time to take advantage of this situation as a seller. If you have thought about selling, why not contact us for a free market analysis of your property? We can help you with all the details from staging to repairs, if necessary, and get you top dollar for your home.

In reviewing sales statistics for January and February 2011 compared to the same period last year, median prices for the Truckee/Lake Tahoe area continued to drop in most areas and price ranges, while the number of units sold remained almost the same or were down just slightly.

Currently, there are 474 single family homes active on the market, ranging in price from $105,000 to $24,900,000, with a median price of $699,000. For condos/townhomes, the actives total 239, ranging from $65,000 to $2,840,000, with a median price of $415,000. For our active inventory, 12% of single family homes fall in the “distressed” category (REO or short sales), whereas only 6.5% are noted as distressed.
